Garage Door Maintenance Checklist for Homeowners

Use this garage door maintenance checklist to inspect your door, catch problems early, follow safe maintenance practices, and know when to call a professional.

Start with inspection, not adjustment

Garage door maintenance should begin with observation.

Before operating, lubricating, tightening, cleaning around moving components, or performing opener tests, look at the door while it is stationary.

1. Check for stop conditions first

2. Look over the rollers

Check visible rollers for obvious:

  • wear;

Every visible roller should remain inside its track.

Do not pull on a roller to test looseness.

Do not push a displaced roller back into the track.

3. Inspect the tracks

Look for:

  • accessible dirt or debris;
  • obvious dents or bends;

Do not pull on the track to test looseness.

Do not loosen, straighten, hammer, pry, shim, or realign the track as part of routine maintenance.

4. Inspect the hinges and section joints

Minor cosmetic wear is different from damage that affects hardware attachment or door stability.

If section damage is associated with a crooked, displaced, or unstable door, stop operating the door and arrange appropriate service.

Do not attempt to straighten a damaged door section while it is installed.

6. Check the weather seals

Look at the bottom and perimeter seals for:

  • tearing;
  • cracking;
  • missing sections;
  • gaps;
  • hardening or deterioration.

  • failure to open or close normally.

12. Know what routine maintenance does not include

Routine homeowner maintenance should not become:

  • spring adjustment;
  • spring replacement;
  • lifting cable adjustment or replacement;

  • track straightening or realignment;
  • reseating an off-track roller;
  • manually repositioning a crooked or unstable door;
